Individual Design Process

At Garth Chapman’s Traditional Queenslanders Our Clients benefit from our wealth of design experience at a fraction of the cost of an Architect. Apart from the cost differential we will also design to suit your budget so that we don’t waste your valuable time or ours. The standard plans provide you with a transparent starting point so that you know the cost of a home of 250/300/400/+ m2.

There are 3 steps in the design process that you need to take:

1.
Choose the style of home that suits you
(ie: Ascot, Barambah, etc).
2.
Decide whether you want a Queenslander (elevated) or a colonial (on slab). If you would like a Colonial, would you prefer a “Sandstone” Colonial or one with standard cladding?
3.
Floor Plan Choices:
i. Standard Floor Plan – do any of these suit?
ii. Previously designed or built – we have scores of different plans for each style of home that have been previously designed and / or built. We may help you find one that fits your needs perfectly or with some minor adjustment will suit.
iii. Custom Design – We will put our heart & soul into designing your new home to suit all the parameters you give us. A detailed design checklist will be completed by yourselves and the design consultant. We will visit your land to give us the vision and aspect of your land. The view out every door & window and off each verandah area will form part of our design. The climate conditions and aspect of the land will be paramount in our room placement decisions. Our aim will be to achieve 5 plus star energy efficiency rating. This will significantly reduce you energy costs into the future and in time the market will place a higher value on a property like this. All up, a very sound investment decision.

 

The design process does require the payment of an upfront deposit. This money will be credited toward your contract sum should you proceed – but we never make that assumption! The payment required varies depending upon the design work required and the area you are building. Please consult you local area contact for a schedule of fees. You will find the process represents very good value for money.
