Inclusions

Inclusions for Kit Queenslanders

The design will comply with wind load rating of at least N3 (C1 in tropical areas) Ceilings are 2.7m in main living areas. Some designs have some sloping ceilings. Lower floor ceilings of two-storey homes are 2.4m. Foundation heights are assumed to result in the verandah floors being lower than 1m above the ground for single storey homes. This level does not require handrails.

WORKING DRAWINGS

Working drawings for application to local authourity and construction are supplied.

EXTERIOR MATERIALS

  • Hot-dipped galvanised support stirrups for verandah posts.
  • Termite resistant kiln dried engineered floor framing under living areas.
  • Termite resistant kiln dried rougher-header pine verandah timber & 90mm posts.
  • Termite resistant kiln dried pine pre-nailed wall frames with ply bracing sheets.
  • Termite resistant kiln dried pine engineered roof trusses. Pre-primed pine fascias to ends of verandah & raked roof rafters.
  • Treated pine roof battens over verandahs & sloping ceilings.
  • Zincalume custom orb roof sheeting. Colorbond gutter/fascia to main roofs.
  • Colorbond gutter to verandah & raked roofs.
  • Zincalume decorative roof vent.
  • 50mm roof blanket insulation over all enclosed living area roofs.
  • Insulation on exterior walls.
  • Particleboard sheet platform flooring to enclosed living areas.
  • Pine decking for verandah floors.
  • Sliding aluminium-framed windows & doors.
  • Metal window flashings over all windows not protected by verandahs.
  • Western Red cedar entrance door with brass entrance lock.
  • Flush or half-glass plywood door/s to other locations if shown on design.
  • Primed pine door frames with hardwood sills for all external doors.
  • Heritage design planks for sheeting external walls.
  • 4.5mm hardiflex or similar for ceiling of eaves.
  • Portico with finial & timber design feature.

INTERIOR MATERIALS

  • Plasterboard wall & ceiling sheeting with 90mm cove cornice, including wet area board to walls in bathrooms, laundry & WC.
  • Internal doors with hinges, latches & handles. Knobs to built-in cupboards.
  • Internal mouldings including colonial profile architraves & skirtings. Pyneboard shelving - 4 per linen & pantry; 1 per wardrobe with hanging rail.
  • Ceramic tile floor underlay to bathroom, ensuite, laundry & WC.
  • Plumbing fittings to include bath, 2 vanity cabinets with basins, sink, laundry tub, 2 WC suites, tapware & spouts for above & 2 showers – allowance $2,800. (Designs with more or less fittings have different allowances)
  • Wall oven, cook top and rangehood - allowance $2,500.
  • Ceramic tiles - allowance $35/m2 based on design.
  • Kitchen cabinets - allowance $6,000 - $10,000 based on design.

DESIGN MODIFICATIONS

(Traditional Queenslander standard designs are modified as follows.)

  • Reduce width of all verandahs except side return verandahs to 1.8m. (Note – Queenslander 1 design retains the 3m wide rear verandah).
  • No designs have projecting or high porticos.
  • Front verandah rotundas are removed.
  • Low-pitched rear rotundas become 6m x 4m wide rectangular verandahs.
  • All designs have the Ranger style roof, with the top roof spilling directly onto the verandahs roofs, and guttering only at the outer extremities of the buildings.
  • Small bay walls in kitchens are removed.
  • French doors are replaced with 1.5m wide sliding aluminium doors.

OPTIONAL VARIATIONS ON APPLICATION

(Note – the above inclusions list is selected to be generally similar to inclusions offered by kit home suppliers, while still retaining some superior features. Following are some other items that can be added as upgrades. Prices estimates can be provided on request.)

  • Variation for higher wind loading requirements.
  • 75mm square galvabond steel foundation posts.
  • Increased insulation, including under-floor.
  • T & G flooring of selected species for laying over platform floor.
  • Hardwood decking for verandah floors
  • Colorbond roof sheeting & vent.
  • Hardwood timber step treads on steel stringers.
  • Traditional 3-rail dowel handrails, or 2-rail with vertical flat balustrades.
  • Post balls to tops of step newel posts.
  • Skirt battens to enclose the under-floor area.
  • Window hoods to cover selected windows.
  • Sidelight/s to entrance door.
  • Pairs of Western Red cedar & glass colonial French doors.
  • Insect screens to windows and doors.
  • Decorative fretwork panel to replace timber design in portico.
  • Decorative verandah post brackets.
  • Increased kitchen cabinets and ceramic tiling allowance.
  • Variation to plumbing and electrical fittings.
  • High-setting for garage & storage areas underneath, with associated doors or gates.
  • Internal decorative arches.
  • Fretwork breezeways over selected internal doors.
  • Gas hot water unit
  • Bathroom mirrors.
  • Shower doors & side panels.
  • Towel rails & toilet roll holders.

DELIVERY

Delivery of materials is not included in estimated price lists. This will be determined by the quantity of materials required and the proximity of the building site to our nearest suppliers.
